Preparing Your Home's Exterior
for Monsoon Season

Scottsdale's July–September monsoons bring sudden downpours, blowing dust, and humidity spikes. Learn how to inspect your exterior paint before monsoon season and what repairs to make before the storms arrive.

What Monsoon Season Does to Your Exterior

Scottsdale's monsoon season (officially July 15 – September 30) is unlike rain in most of the country. Storms develop rapidly, often within minutes, and can drop 1–3 inches of rain in an hour. Wind gusts during haboobs (dust storms) can exceed 60 mph, driving dust and debris into every crack and gap in your home's exterior.

For a home with a compromised paint job or failed caulking, a single monsoon storm can cause significant water damage. The good news: a pre-monsoon inspection and targeted repairs can prevent most of this damage. June is the ideal time to do this work — before the storms arrive and while painting conditions are still acceptable.

Important Timing Note

Do not paint your exterior during monsoon season (July–September). Even if a day looks clear, afternoon storms can develop rapidly. Paint applied before a monsoon storm can blister, streak, or wash off entirely. Complete any exterior painting before July 1 or wait until October. Pre-Monsoon Inspection Checklist

Caulking & Sealants

Check all caulking around windows, doors, utility penetrations, and where stucco meets trim. Cracked or missing caulk is the most common entry point for monsoon water.

Paint Film Integrity

Look for peeling, bubbling, or cracking paint — especially on south and west faces. Compromised paint film allows water infiltration during heavy rain.

Stucco Cracks

Hairline cracks in stucco are normal but need sealing before monsoon. Larger cracks (>1/8") can allow significant water intrusion and should be repaired with patching compound.

Roof-to-Wall Transitions

Inspect where the roof meets the exterior walls. Failed flashing or missing sealant here causes water to run behind the stucco — leading to major damage.

Window & Door Frames

Check for gaps between frames and stucco. Even small gaps allow wind-driven rain to penetrate. Recaulk any gaps wider than a credit card.

Drainage & Grading

Ensure soil grades away from the foundation. Pooling water against the foundation during monsoon storms causes moisture to wick up through stucco.

What to Repair Before Monsoon

Not everything needs to be fixed before monsoon — but some repairs are urgent. Prioritize:

  • High

    Recaulk any gaps around windows, doors, and penetrations — this is the most impactful repair you can make

  • High

    Fill stucco cracks wider than 1/8" with elastomeric patching compound

  • High

    Address any areas where paint is actively peeling — bare stucco absorbs water rapidly

  • Medium

    Touch up hairline cracks with elastomeric caulk

  • Low

    Full repaint — if your paint is in poor condition, plan for an October repaint after monsoon season

After Monsoon Season: What to Look For

Once monsoon season ends in late September, do a post-storm inspection before scheduling your fall repaint. Look for:

  • New stucco cracks that appeared during the season
  • Water stains on interior walls or ceilings — indicates exterior water infiltration
  • Efflorescence (white deposits) on stucco — sign of moisture movement
  • Paint bubbling or blistering — trapped moisture beneath the paint film
  • Mildew growth in shaded areas — common after monsoon humidity

Planning Your Fall Repaint

October and November are the best months to paint in Scottsdale — right after monsoon season ends and before winter cool-downs. If your home needs a repaint, use the monsoon season to plan and schedule. The best contractors book up quickly in October.
